This suite is the entire second floor of our home. Three bedrooms, one has an adjoining door to a larger room, box car style. Private, full bath plus 1/2 bath, kitchenette - microwave, small refrigerator. Main entrance is shared with owners (classical musicians) who live downstairs. Within walking distance: restaurants, bakeries, and 10 minutes from UB campuses and airport. Quiet neighborhood, sorry no parties. We do charge $10 per additional person so we can keep our cleaning fees lower!

Welcome to our charming, old (but newly renovated!) Orchard Park Village Farmhouse! Large, but cozy, living and dining spaces and a huge kitchen with all the amenities. We have 2 large bedrooms, each is a "master suite" with bathroom and walk-in closets. In one bedroom, the king bed can be converted to 2 twins, if required. Queen sleeper sofa in living room. We're a short 1/4 mile walk to all the village shops, restaurants and coffee shops. 2 off-street parking spaces, wifi, AC, and laundry.

More than just a room! Separate entrance. Quiet private 3 room suite. Large BR queen bed. Rocker, Loveseat, 2nd room w fridge, microwave, toaster oven, Keurig , utensils,etc, coffee & drinks. PLEASE NOTE: during possible snow weather, the driveway is contracted to be plowed but walkway will need to be cleared by the bnb guest. Shovels will be available. Our home is a warm and welcoming cabin located 5 minutes from Kissing Bridge ski resort and a short walk to Sprague Brook Park. The park offers three stocked fishing ponds plus hiking and bike trails. It's a 35-minute drive to Buffalo, a 15-min drive to historic East Aurora, 25 minutes to Highmark stadium, and an hour to Niagara Falls. You will have entire access to the cabin,which includes a master bedroom, full kitchen, living room, loft, and bathroom. The cabin is enjoyable year round.
